Covenant Compliance Highlights
Welcome to the Lost Creek Ranch community. One of the goals of the homeowners association is to protect neighborhood property values by enforcing the Covenants, Conditions and Restrictions (CC&R) covering all members in the community. The covenants themselves are very thorough and you are encouraged to read them and keep them as a reference. Based on the number of inquiries we receive from homeowners here are a few highlights on the restrictions that are unique to Lost Creek Ranch.
What type of Storage Shed can I put in my yard?:
Storage sheds are permitted per the guidelines under section 7.5 of the CC&R and Modification Guidelines. Sheds must be approved by the Architectural Committee prior to being erected. Sheds must be made of wood and have roofing material similar to the roofing on the house. Sheds must be placed in the rear yards and are not allowed in side yards. For further detail and specifications please consult the CC&R and accompanying Modification Guidelines for the community.
What type of stain and color may be used to Stain my Fence?
The modification guidelines allow semi-transparent stains no darker than the stain used on the community perimeter fencing. Fence painting is not allowed without prior consent of the Architectural Control Authority.
Can I put a Basketball Goal in my front yard?
While basketball goals are allowed per the guidelines under section 7.22 of the CC&R, they are not allowed to be stored at the front of the house. They are only allowed behind the rear of the dwelling. Homes that have front garages are not permitted to store or install basketball goals in front.
Where may I keep my Boat, Trailer, or RV?:
Boats, trailers, recreational vehicles, commercial vehicles are not allowed to be kept anywhere on the lot unless they are completely enclosed by the garage or fully screened by a fencing structure approved by the Architectural Control Authority. (Section 7.3 CC&R)
Do I need permission to increase the size of flower beds in the yard outside of my back fence?
All modifications to the yard outside the fence perimeter are to be approved by the Architecural Committee. Per the guidelines under Section 7.15 of the CC&R landscape must be regularly maintained on the property. This includes removing grass and weeds from tree wells and flowerbeds. Landscape must be watered frequently enough to be in well-kept condition year round.
When do I need approval for Modifications?
As a general rule any exterior modification to the dwelling and property must first be approved by the Architectural Control Authority as outlined in Section 6 of the CC&R. This includes like for like (i.e. identical) replacements for fencing, paint, roofing, landscape, etc. This is a critical element to ensure the community aesthetics remain at a high level. Can I see the Allen USA Celebration Fireworks from within Lost Creek Ranch?
Yes, the fireworks can be seen very well from most of the parks or open spaces in Lost Creek Ranch. The sidewalk along Angel Parkway/Malone gives an unobstructed view of the fireworks too. The Fireworks and Celebration Park are also within easy walking distance from the subdivision.
What can I do about Semi Trucks being parked on my street?
You should contact the Allen Police Dept. as there is a City ordinance concerning parking of Semi's on the city streets in a residential area. They may be parked only while loading or unloading. Their phone number is 214-509-4321
When selling my home what kind of sign may be placed?
Signs are limited to one 2'x3' sign (the size Real Estate Agents normally use), no banners or other signs are allowed.
